- Heat brown sugar and water in a medium saucepot over medium heat until the sugar has dissolved completely.
- Whisk in sweetened condensed milk and pumpkin puree until blended and bring to a boil.
- Reduce heat to low and whisk in the pumpkin spice.
- Simmer for 5 minutes to let the flavors marry.
- Remove the pot from the heat and stir in the vanilla extract.
- Cool and then transfer the mixture to a mason jar or airtight container.
- Seal and refrigerate.
- Pumpkin syrup will stay fresh in the refrigerator for about 3 weeks.
- Shake before using.
