Heat brown sugar and water in a medium saucepot over medium heat until the sugar has dissolved.
Whisk in sweetened condensed milk and pumpkin puree until blended and bring to a boil.
Reduce heat to low and whisk in the pumpkin spice and simmer for 5 minutes.
Remove the pot from the heat and stir in the vanilla extract.
Cool and then transfer the mixture to a mason jar or glass container.
Seal and refrigerate.
Pumpkin syrup will stay fresh in the refrigerator for about 3 weeks.
Shake before using.
